Location: Situated at the S/E corner of the intersection of I-85 and State Highway 109 (Exit 18), the property has approximately 620 linear feet directly adjacent to I-85 and also fronts on state Highway 109, LaFayette Parkway.  LaFayette Parkway,  the first exit to LaGrange on I-85 when coming from Atlanta and also the first exit when traveling from Columbus, Georgia along I-185 which connects to I-85 approximately 1 mile north of the subject property, is the main thoroughfare to the city of LaGrange and West Point Lake.

The property also has frontage on Callaway Church Road which is the main entrance to the new LaGrange Industrial Park East, a 600+ acre industrial park with planned expansion, that is in the initia stages of development.  Caterpillar, "the world's largest manufacturer of earth moving and construction equipment", the first plant to locate in the new park, announced in August of 1996, the location of a new 112,000 sq. ft. manufacturing facility on a 40 acre site just to the rear of the subject property.  In late 1998, Wal-Mart announced the location of a 1,000,000 sq. ft. regional distribution center in the Park.  It is now open employing 500+ employees with a reported 700+ truck trips a day from the center.

The Development of the LaGrange Industrial Park East is expected to result in a significant increase in traffic flows near the subject site. In addition, expected increased employment from the park will result in new residential development in the area.

Zoning: The property is zoned (C-3) COMMERCIAL.  There is a P-1 Parkway Overlay extending a depth of 500 ft from the Center Line of LaFayette Parkway.
Utilities: All utilities, including natural gas, city water, electricity, telephone, cable TV, and sewer are available to the property.  The property is located within the city limits of LaGrange thus providing the property with city police and fire protection (LaGrange has an N.B. class 3 fire protection rating).
Signage: High-rise signs will generally be permitted up to and in excess of 100 ft based upon requirements on an individual basis.
